A plot of land became available with outline permission for a dwelling A design was drawn for a proposed six bedroom house and detached garage. Plans were then submitted for planning consent and building control approval. Once approved the building work was then carried out and included:
  • Open plan kitchen/dining room with raised dining area
  • French doors off dining area leading to a raised decking area
  • New deluxe kitchen and utility incorporating granite worktops
  • Flagstone flooring to kitchen & hallway, solid oak elsewhere
  • 7m long lounge with inglenook fireplace and French doors to patio
  • Sun lounge with vaulted ceiling and feature arched French doors
  • Bedrooms within the roof space with large Velux roof windows

Our Client purchased Grade II listed barns one of which was 200 years old The family required three en-suite bedrooms to accommodate family and guests. A design was drawn for the proposed conversion to include a link extension. Plans were then submitted for planning approval and listed buildings consent. Building control approval was obtained including structural engineering works. Once approved the building work was then carried out and included:
  • 9 metres long lounge with vaulted ceiling and existing oak beams
  • Vestibule with oak staircase and gallery landing
  • Deluxe kitchen/dining room with island & reclaimed oak roof truss
  • Three double bedrooms with en-suites including Jacuzzi baths

Our Client had an existing two bedroom converted two storey barn. The family required an additional bedroom to accommodate guests. A design was drawn for a proposed two storey rear extension. Plans were then submitted for planning consent and building control approval. Once approved the building work was then carried out and included:
  • Two storey extension 4.0 metres wide by 4.0 metres deep
  • Extension on ground floor to increase size of existing kitchen
  • Open plan lounge/dining room with sitting area on ground floor
  • Construction of new ground floor cloakroom and toilet
  • French doors leading to a new natural sandstone patio area

Our Client had a modern detached house with a double garage to the front. The family were outgrowing the existing house and more space was needed. A design was drawn for a proposed first floor extension above the existing garage. Plans were then submitted for planning consent and building control approval. Once approved the building work was then carried out and included:
  • Substantial structural steelwork support beams above garage
  • Construction of two storey stepped hipped roof extension
  • Extended hallway with feature internal window to study
  • Existing garage door openings altered with new drive to front
  • New master bedroom with en-suite and dressing area

Our Client had a modern detached house with patio and a great view to the rear. The existing house and large garden were not being used to their full potential. A design was drawn for a proposed single storey rear extension and new patio. Plans were then submitted for planning consent and building control approval. Once approved the building work was then carried out and included:
  • Single storey extension 9.0 metres wide by 6.0 metres deep
  • Open plan split level lounge and dining room
  • High sloping ceiling incorporating Velux roof windows
  • Feature internal window to provide light to existing lounge room
